In May, sales for the long awaited Brickell City Centre project located in the heart of Miami’s Financial District on Brickell will begin. The first phase, already under construction, will feature 820 residences. Brickell City Centre is at the present time a unique project in Miami. Nothing compares to it. It will offer an urban lifestyle that up until now had not existed in Miami.

Project Details

The project, which will cost more than a billion dollars, will have office, residential, hotel, luxury retail shops, restaurants and entertainment areas, in addition to a large underground parking. The first phase, to be completed in late 2015, will include:

  • a luxury shopping center
  • the Miami EAST Hotel, managed by Swire Hotels
  • an ultra modern full-service spa
  • and first class office space.

The idea is to build a city within a city, an epicenter for fashion, entertainment, luxury, hospitality and more. Brickell City Centre, by the architectural firm Arquitectonica, extends for more than three blocks. It has a completely new design for Miami with suspended walkways that connect the different towers in the complex. The mall will feature some of the best restaurants in Miami and some of the most prestigious brands in the world. Brands that until now were only in Miami Bal Harbour Shops have signed and will be present in Brickell City Centre. The mall will have tropical landscaping similar to Bal Harbour Shops.

Residences for Sale

The 820 residences will be spread over two towers, Condo West and Condo North, both with 410 units. The residences offer large spaces, impeccable finishes and stunning views. Swire Properties, the company that developed the project, adopted the same payment scheme that has become popular in recent years when it comes to buying property in pre construction in Miami. 50% of the value of the apartment will be presented during the pre construction phase and 50% at closing of sale when residences are delivered.

Trulia and Zillow Florida

Trulia and Zillow Florida, Don’t assume the agents they promote are the ones you should use.

The Trulia or Zillow Florida Story

A week ago I met with an acquaintance of mine from years ago that had recently purchased a house in Miami. He told me the story how he was searching for properties through one of the large agglomerators of MLS data (it could have been Trulia or Zillow Florida, but that is beside the point) until he found a house that he liked. Next to the information on the house was contact information for three different agents. He chose one who basically helped him purchase the house.

What’s the Problem?

So, what’s wrong with using an agent displayed on Trulia or Zillow Florida? What’s the problem? Buyer got what he wanted.

Well, not necessarily. Let me tell you why.

These webpages that put all the data together are in the business of selling online advertising. The way they do it is by offering ZIP codes to real estate agents.

Money Talks

Their selection criteria is whether the agent is interested in forking over $$$ for the leads. I know this because I get a call every 15 days or so from a sales rep offering new ZIP codes that “just opened up” and I should jump at this unique opportunity “to grow my business”.

Other Troubling Things

I find other things even more troubling than not vetting the agents. The information on past sales and current listings for the agents listed next to your property of interest is not accurate and many times a misrepresentation.  I know this because I’ve checked it against proprietary Realtor database.

Now, let me say that these websites are great for searching for properties and they are also a fine business for their stakeholders. Since you are looking to buy real estate I should warn you that it does not ensure that you necessarily get good Buyer Broker representation.

I always say that when a Seller wants to sell and a Buyer wants to buy and the price you pay for the property is not an issue, you can do without a real estate broker. But that is usually not the case.

Choose a Professional Experienced Agent

If you are interested in finding out other information that can give you an upper hand when negotiating what is a large investment, then you are better off working with a true real estate agent professional. Things like:

  • Comparable sales
  • Seller motivation
  • What the seller owes
  • and other information

Most of the time the money is made when you buy right!

The number of Miami high rise condos that have been built over the last 15 years is astounding. It is unprecedented in the history of Miami real estate development.

The highest concentration of these high rise condos is in the area that spans from Aventura and Sunny Isles down to Brickell and Downtown Miami.

Over the decades, Miami has evolved from a sparsely populated city to a very dense coastal area.

How Fast are Miami High Rise Condos Being Built?

Looking at the number of condos that are available for sale or those that have closed over the same period of time can give a good approximation of just how much has been built during that time period.

I say, “good approximation” because most buildings have between 3 and 10% of their condos available for sale at any point in time. There also is no significant difference in percentage of units for sale between newer and older condos.

A full blown study counting condos per building by 15-year periods would be interesting, but we sell real estate and not reports.

In the graph, you will find that nearly 2 to 3 times more Miami condos were available for sale or had closed transactions in the past 15-year period than any other similar period of time in history.

This is astounding, though not surprising if you have seen the number of cranes and new buildings that dot Miami’s skyline.

Dive down I-95, take the Golden Glades overpass and look towards Aventura and Sunny Isles; it is a different place. While returning from Key Biscayne at dusk, look at Brickell and Brickell Key right before the William Powell Bridge. The lights are mesmerizing.

Look out at Downtown Miami from any building in West Av in Miami Beach and you will see just how much has changed.

Brickell, Aventura and Downtown Miami are for condo buyers who want to be close to shopping, dining and the Miami nightlife.

Single-family Homes

Neighborhoods like Coral Gables, Coconut Grove, Key Biscayne and Pinecrest are options for those who are looking for a luxury single-family home.

Each of these neighborhoods offers something different. Coral Gables is well-known for its homes from the 1920′s and 1930′s. Pinecrest offers estate homes on full or half acres.

Residents of these neighborhoods commute to the business districts of Miami. Business districts are in Brickell, Downtown Miami, Doral and Miracle Mile in Coral Gables.

Let me begin by stating that real estate investments are better compared to bonds rather than stocks.

In most instances the value of real estate cannot go down to zero since you have the intrinsic value of land and whatever structure sits on top of it.
